UR and JKK Fill in Very Different Ways
The median UR listing disappeared after about 18 hours. A quarter were gone within four hours, but many lasted into the next day: 67% filled within a day and 93% within three days. Since inquiries stop overnight, the morning after a unit is listed is a useful rule of thumb.
JKK Tokyo is even faster, with a median of about one hour — 52% of units disappeared before komadori's next hourly check. First-come JKK listings close as soon as someone applies, so it's common for a unit to be gone by the time you notice it.
By Layout: JKK 2DK and 3DK Go Almost Instantly
UR shows little difference by layout — 60–70% of every layout fills within a day. 2DK is the fastest with a median of about 7 hours; affordable and roomy enough for two, it is one of UR's most competitive layouts.
At JKK, 2DK (97%), 3DK (99%), and 2K (95%) fill almost the same day, while only 58% of 3LDK units fill within a day. JKK's 3LDK units tend to have higher rents, leaving more room to compare.
| Type | Layout | Listings | Filled in 1 day | Median |
|---|---|---|---|---|
| UR | 1K | 131 | 64% | 20 h |

By Rent: JKK Units Over ¥200k Are Your Best Chance
Rent makes a clear difference at JKK. 98% of units under ¥150,000 fill within a day, compared with just 45% of units at ¥200,000 or more. Over 80% of those high-rent units are at two properties: Carmest Yoga Bajikoen in Setagaya and Tomin Tower Daiba Ichibangai in Minato.
| Rent | UR in 1 day | JKK in 1 day |
|---|---|---|
| Under ¥90k | 74% | 98% |
| ¥90k–120k | 67% | 98% |
| ¥120k–150k | 62% | 98% |
| ¥150k–200k | 67% | 88% |
| ¥200k+ | 68% | 45% |
At UR, 60–70% of units fill within a day at every price point, so a higher rent doesn't mean a unit will still be available. Units under ¥90,000 are only slightly faster (74%).
UR units filled within six hours and those that lasted three days or more had nearly identical rent per square meter (about ¥2,460). Popularity of the complex and location seem to matter more than price.
By Area: Over 90% Fill Within a Day in Edogawa and Sumida
Edogawa (96%) and Sumida (92%) stand out. Edogawa has many JKK properties, so it reflects JKK's same-day pattern. Looking at UR alone, Koto, Kita, and Chuo are also fast, with a median of about four hours.
Shinagawa, Katsushika, Adachi, and Setagaya sit around 60%, so there's a better chance a unit will still be available the next day. Adachi and Setagaya have many properties and many vacancies, making it easier to compare calmly. Browse each ward from the vacancy list by area.
By Floor: Higher Floors Fill Faster
75% of units on the 11th floor or above filled within a day, clearly faster than the 4th–6th floors (63%). Views and sunlight are popular, and buildings with high floors also tend to be newer and have elevators.
Floors 1–6 are all in the 60% range. If you're flexible about height, you'll have more options.
How to Get There in Time
- UR: act the same day or next morning. Over 90% fill within three days, so waiting for the weekend is too late.
- JKK: be ready to apply immediately. Half are gone within an hour, so decide your conditions in advance.
- Want time to decide? Start with conditions that tend to last longer: JKK units over ¥200,000, 3LDK, or UR in Adachi and Setagaya.

About the Data
- Scope: vacancies at UR and JKK Tokyo properties in Tokyo's 23 wards, April 3 – September 21, 2026
- komadori checks the official UR and JKK websites every hour from 9:00 to 18:00 JST and records when a unit is listed and when the listing disappears
- "Filled" means the listing disappeared from the official site. This includes units that received an application as well as listings that were paused, so it is not the same as a signed lease
- Changes overnight (18:00–9:00) are recorded at the next morning's check, so treat timings as accurate to within an hour to half a day
