Do Filled UR & JKK Units Come Back? Relisting Patterns and Complexes With the Most Vacancies

Published September 21, 2026

If a unit you liked disappears from the official site, it may be too early to give up. komadori's records show that many units come back some time after their listing disappears. We analyzed the listing history of about 1,700 rooms to see how often units are relisted, how soon, whether the rent changes, and which complexes have vacancies most often.

The reasons aren't published, but likely causes include cancelled applications, applicants who didn't pass screening, and people who declined after a viewing. Either way, a listing that disappeared doesn't necessarily mean the unit is gone for good.

75% of UR Relistings Happen Within a Week

The median time from a listing disappearing to the same room being relisted was about 3 days for UR and 9 days for JKK. Three quarters of UR relistings happened within seven days, and almost none (2%) after a month. JKK takes longer, with 91% within a month.

If you miss a UR unit, it's worth checking the property page for about a week; for JKK, about a month. komadori's property pages show every room's listing history.

Rent Almost Never Changes on Relisting

Private landlords sometimes cut the rent on units that don't rent quickly. At UR and JKK, however, 1,176 of 1,184 relistings (99.3%) had the same rent as before. Rent went up 7 times and down only once.

Public housing rents don't move with short-term demand, so waiting for a price cut rarely pays off. If you want lower rent, looking for properties eligible for UR discount programs is a more reliable approach.

Complexes With the Most Vacancies

Large UR complexes dominate the list of properties listed most often. More units mean more move-outs and more chances for a vacancy. If you're flexible about location, focusing on these complexes is an effective strategy.

How quickly units fill still varies. All 45 listings at Ojima 4-Chome in Koto filled within a day, while JKK's Carmest Yoga Bajikoen (21%) and Heart Island Shinden Ichibangai in Adachi (36%) tend to stay open longer, giving you time to decide.

Putting the Data to Use

  • Don't give up on a missed unit: Watch the property page for about a week (UR) or a month (JKK).
  • Don't wait for a price cut: Rent stays the same in 99% of relistings. Act on the first chance if it fits.
  • Watch large complexes: Kibogaoka, Takashimadaira, and Toshima 5-Chome have frequent vacancies.

About the Data

  • Scope: vacancies at UR and JKK Tokyo properties in Tokyo's 23 wards, April 3 – September 21, 2026
  • komadori checks the official UR and JKK websites every hour from 9:00 to 18:00 JST and records when a unit is listed and when the listing disappears
  • "Filled" means the listing disappeared from the official site. This includes units that received an application as well as listings that were paused, so it is not the same as a signed lease
  • Changes overnight (18:00–9:00) are recorded at the next morning's check, so treat timings as accurate to within an hour to half a day
