Published September 21, 2026

The best UR and JKK Tokyo units are often gone within hours of being listed. So when do vacancies actually appear? We analyzed about 2,900 new listings that komadori recorded by checking the official websites every hour for roughly six months, and broke them down by day of the week, time of day, and month.

UR Vacancies Cluster on Friday and Saturday

Friday (22.3%) and Saturday (19.2%) stand out clearly for new UR listings, possibly because units are released ahead of the weekend when most people view apartments. Wednesday was the quietest day at just 6.2% — less than a third of Friday.

If your weekdays are busy, focus on Friday midday and Saturday morning. Check the opening days and hours of the UR rental office for your target area in advance so you can inquire as soon as you find a unit on the weekend.

Over Half of UR Listings Appear Between 10 and 11 AM

54% of new UR listings appeared on the official site between 10:00 and 11:00 JST. UR vacancy data isn't updated gradually throughout the day — it is released in batches at set times.

The two busiest slots — Friday 10–11 AM and Saturday 10–11 AM — account for about 26% of all new UR listings on their own. Checking right after those two windows lets you see a quarter of the week's new units first.

JKK Tokyo: Weekday Afternoons, Almost Nothing on Sunday

JKK Tokyo behaves very differently. Monday through Friday each account for 14–19% of new listings with no single standout day. Saturday still sees 13.5%, but Sunday is nearly empty at 0.5%.

Listings are spread across the day, but late afternoon (15:00–18:00) is the busiest at over 40%. First-come JKK listings often disappear within an hour (see How Fast Do Vacancies Fill?), so being able to check on weekday afternoons makes a real difference.

January to March is usually the busy season in Japan's rental market, but UR vacancies increased heading into summer. With only about six months of data so far, we'll update this article as a full year of seasonality becomes available.

A Data-Driven Search Routine

  • Targeting UR: Always check after 11:00 on Friday and Saturday. Wednesday can be a lower priority.
  • Targeting JKK: Check at lunchtime and again in the late afternoon (15:00–18:00) on weekdays. You can skip Sunday.
  • Watching both: Mornings for UR, afternoons for JKK.
  • Prepare in advance: Gathering documents after you find a unit is often too late — have them ready beforehand (UR guide, JKK guide).

komadori's homepage lists new vacancies as they appear, and subscribing to the RSS feed makes it harder to miss a new listing.

About the Data

  • Scope: vacancies at UR and JKK Tokyo properties in Tokyo's 23 wards, April 3 – September 21, 2026
  • komadori checks the official UR and JKK websites every hour from 9:00 to 18:00 JST and records when a unit is listed and when the listing disappears
  • "Filled" means the listing disappeared from the official site. This includes units that received an application as well as listings that were paused, so it is not the same as a signed lease
  • Changes overnight (18:00–9:00) are recorded at the next morning's check, so treat timings as accurate to within an hour to half a day
